Visa issues can make studying in the U.S. difficult, so we're launching the Visa/I-20 Provisional Lease Termination Agreement Program for 2025-2026.
This program lets students end their lease if visa or travel problems prevent them from attending University. The process is clear and simple to help during uncertain times.
Students will not have to pay for a full year’s rent if they qualify!

How are we supporting international students affected by visa/I-20 denials and revocations?
We understand that international students are facing increased challenges in getting their visas approved. Due to Executive Order 13899 and other recent policies, U.S. Embassies have become much more strict when reviewing visa applications.
To support students impacted by these changes, we’re offering a special lease exception for the 2025–2026 academic year. If a student is still waiting on—or has been denied—a visa or I-20 and is unable to travel to the U.S. as a result, they will be allowed to cancel their lease without being held responsible for the full term’s rent.
Our goal is to make this process as fair and stress-free as possible during an already uncertain time.
What reasons allow you to end your lease early under the Provisional Lease Termination Agreement?
You can end your lease if at least one of the following happens:
- You don’t get the required student visa or Form I-20 to study in the U.S.
- Government travel restrictions stop you from going to the U.S. for University.
- Border and customs officials detain and deport you, even if you had the right documents.
However, you cannot cancel your lease if:
- You choose not to travel to the U.S. on your own.
- Your University or college rejects you for reasons not related to the issues above.
How do you end your lease?
- Send a written request to management by August 1, 2025 (this date might change based on the school semester).
- Clearly state that you want to use the Provisional Lease Termination Agreement option.
- Include proof that you meet at least one valid reason for lease termination.
Once Management reviews and approves your request and documents, they will start the lease termination process.
What documents can you use to prove your case?
The required documents depend on the reason for termination, but these are generally accepted:
- Student visa denial letter from a U.S. Embassy or consulate.
- Form I-20 denial letter from your University or college.
- Official removal document from Homeland Security confirming deportation.
Make sure your documents are clear, official and match your specific situation!
Will you get a refund if your lease is terminated?
Application Fees will not be refunded since they cover charges from third-party background screening services. However, once the account is closed, you will receive a refund for:
- Administrative Fees
- Deposits
- Prepaid Rent
This ensures that students are reimbursed for eligible payments while maintaining fair lease policies.
Leasing Office Procedures
Starting June 6, 2025, the team will create a Yugo International Applicant Notice in Entrata for all new applications without an SSN.
Lease Termination Process: The manager will review the lease termination request and check for required documents:
- Visa denial letter from a U.S. Embassy or consulate.
- Form I-20 denial letter from the university or college.
- Removal document from Homeland Security.
- Proof of travel or study restrictions from the government.
Once approved, the manager will upload the documents in Entrata and generate the Provisional Lease Termination Agreement for signing.
Final Steps: After everyone signs the agreement, the manager will:
- Cancel the lease in Entrata.
- Close the Future Resident account.
- Refund Administrative Fees, Deposits and Prepaid Rent (but Application Fees are non-refundable).
Tracking Canceled Leases: To keep track, the manager will generate the Entrata Household Documents report using these filters:
- Document Type: Other eSigned Lease
- Document Title: Provisional Lease Termination Agreement
- Date Signed: M/D/YYYY (not blank)
- Date Countersigned: M/D/YYYY (not blank)
Leases that haven’t been canceled yet (possible no-shows) can be monitored in the No SSN report.
