Booking Your Room
How long does a viewing take?
A viewing of Promenade Student Living typically takes around 10 minutes in person. We also offer virtual viewings if you prefer!
Can I choose who my flatmates are?
Yes! You can choose to live with friends by selecting the same flat number when booking. Availability is limited, so we recommend booking early to secure your preference.
Do I need to pay a deposit?
Yes, at Promenade Student Living, you’ll need to pay a £150 deposit for accommodation. This deposit secures your booking and will be applied accordingly.
Do you provide female only accommodation?
Yes, if you prefer a single-gender flat, simply speak to our residence support team when booking. Availability depends on demand, so we can recommend reaching out as early as possible to secure your preference.
What is a guarantor and why do I need one?
A guarantor is someone - typically a parent or close relative - who agrees to cover your rent if you're unable to pay. If you ever struggle with rent payments, we encourage you to speak with our support team first. We'll only contact your guarantor as a last resort if you cannot meet the terms of your tenancy agreement.
What do I do if I’m an international student and don’t have a guarantor?
If you're an international student and would like to pay your rent in instalments, you'll need a UK-based guarantor. If that's not an option, you can still book a room, but you'll need to pay your rent in a single upfront annual sum instead.
Do I need to be a full-time student to book a room?
Yes, we can only accept full-time students. If you have any questions or need further clarification, feel free to get in touch with us.
Is there an age limit for booking at Promenade Student Living?
Yes, to live with us while studying at university, you must be 18 or older.
Student Living
Can I personalise my room?
Yes, you can personalise your room as long as you return it to its original state when you check out. Otherwise, you may be charged for any damages.
Where can I smoke?
Smoking is not permitted inside Promenade Student Living, but you are free to smoke outside in designated areas.
Can I keep a fridge in my room?
Additional fridges are only permitted in your room if they are specifically for storing prescribed medication.
Can I bring a pet?
We love animals! However, to ensure their welfare and to be considerate of other residents - especially those with allergies - pets are not allowed in our buildings.
Are there spare rooms for visitors to stay in?
No, unfortunately, our residence is fully occupied by students each year, so we are unable to offer spare rooms for visitors.
Are there any social events for residents?
Yes! We host social events all year round for you and your flatmates to enjoy, ranging from spiritual and cultural gatherings to fitness activities and much more.
If I don’t get on with my new flatmates can I change rooms?
We want you to enjoy your experience living with us, so if you're struggling to get along with your flatmates, a room change may be possible - subject to availability. Get in touch with our residence team to explore your options.
What happens if something in my flat breaks or doesn’t work?
Our friendly maintenance team is always available to assist if something in your flat breaks or isn't working. Simply contact us on our helpline or at reception and we'll take care of the rest as soon as possible.
Can I have friends or family to stay?
Absolutely! As long as you're present in the flat while they visit, friends and family are welcome. We recommend they stay for no more than 2 to 3 nights and that you inform your flatmates beforehand to ensure everyone is comfortable.
Are the social spaces always open?
At Promenade Student Living, the main social area and two courtyards are open 24/7 for residents to enjoy. However, the roof terrace is closed between 23:00 and 07:00. You can also book some of our social spaces for private use, but most common areas remain accessible at all times unless alternative opening hours are advertised.
Accommodation Amenities
Is Wi-Fi included?
Yes, we provide high-speed 100MB broadband and Wi-Fi as standard in all rooms. Wi-Fi is also available in our social spaces and communal areas for your convenience.
What appliances are included in your flat when you arrive?
The appliances provided in your flat depend on the type of room you book. For specific details, check our residence page or reach out to our residence team.
Where do I do my washing?
We have on-site laundry facilities available for you to use at any time throughout your stay.
Can I have parcels delivered to my building?
Yes! Our reception team is available to accept your parcels and signed-for items, ensuring you never miss a delivery. We'll also send you an email notification when your package is ready for collection.
Do we get a cleaner?
At Promenade Student Living, all communal areas are cleaned regularly. However, residents are responsible for maintaining their own rooms and living spaces. If you'd like additional cleaning services, a cleaner can be arranged for an extra cost.
How secure is the bike storage?
At Promenade Student Living, there are two secured bike storage areas, accessible through a locked gate from the road and monitored by CCTV for added security. To further protect your bicycle, we strongly recommend using a secure bike lock.
Is there parking for students on site?
Unfortunately, there is no on-site parking at Promenade Student Living. Please check local parking options or contact us for more information.
Moving Day
Can I move in before my contract starts?
No, unfortunately, early move-in is not possible at Promenade Student Living. Your move-in date will be aligned with the start of your contract.
What documents do I need to check in?
When you check in, we'll need to see a copy of your ID. We also recommend bringing a printed copy of your tenancy agreement along with your signed guarantor forms for reference.
What time can I arrive the day I move in?
At Promenade Student Living, you can arrive from 09:00 on your designated move-in day. We'll provide more details closer to your move-in date to ensure a smooth arrival.
Where can I park when I’m unpacking?
When your move-in date approaches, we'll be in touch to advise where you can park nearby to unload your belongings. Please note that there is no on-site parking at Promenade Student Living.
Is it okay to arrive out of hours on the day I move in?
Yes, but if you plan to arrive outside of standard check-in hours, please inform your residence support team as early as possible. This will help ensure that someone is available to assist when you arrive.
Rent & Tenancy Agreements
How do I pay rent?
You can pay your rent instalments through our student portal. If you need assistance with your login details or experience any issues accessing the portal, reach out to our residence team for support.
How many instalments can I pay my rent in?
If you're a domestic student or an international student with a UK-based guarantor, you can pay your rent in 3 or 4 instalments. Alternatively, you have the option to pay your annual rent upfront in a single sum.
If you need alternative arrangements, contact your residence support team to discuss what other options may be available.
Can I pay rent by bank transfer?
We ask our students to pay their rent through our booking portal, as it's the safest and most efficient method. However, in certain cases, you may be able to pay by bank transfer - just make sure to speak with our residence support team first.
Are there any extra bills I have to pay?
No, your rent at Promenade Student Living covers water, gas, electricity and Wi-Fi, so you won't need to worry about paying utility bills separately.
Do I have to pay council tax?
No, full-time students are exempt from paying council tax, so you won't need to worry about any extra costs.
Can I sublet my room for the summer?
No, unfortunately, subletting is not permitted at any point during your contract with us.
Can I move out early?
Yes, you can move out early if you find a replacement tenant for your room. Once you've arranged this, get in touch with our residence support team to discuss the details and next steps.
Safety & Security
Is there always a member of staff available on site?
We aim to have staff available 24 hours a day, so if you ever need assistance, a member of our resident team will be on hand to help - day or night.
How safe is the accommodation?
Promenade Student Living features access-controlled entrances and 24/7 CCTV monitoring. Additionally, our dedicated resident team is available on-site to provide support whenever needed.
Is contents insurance included?
Yes, contents insurance is included in your tenancy agreement, ensuring that your belongings are protected throughout your stay. You'll receive more details about your coverage when you check in.
Is the building regularly inspected for fire safety?
The safety and well-being of our students at Promenade Student Living are our top priorities. We conduct regular fire alarm tests and inspections to ensure our building meets and maintains the highest safety standards.
International Students
What payment options are available for international students?
If you have a UK-based guarantor, you can pay your rent in instalments. Otherwise, you'll need to pay your annual rent upfront in a single lump sum.
Can I stay over the summer holidays?
Some of our student residences offer summer lets and tenancy extensions, depending on availability. To find out more, contact our residence team or check our website for details.
What do I do if I’ve booked a room, but can’t get a visa?
If you're unable to secure a visa, don't worry - just reach out to our resident support team as soon as possible. They'll work with you to either cancel or postpone your tenancy, depending on what suits your situation best.
Do I need to bring my own bedding?
Yes, you'll need to bring your own bed linen, as we don’t provide any in our flats. We find that students enjoy personalising their rooms to make them feel more like home.
However, this may vary for summer bookings, so we recommend contacting our residence team for more details.
Can I be picked up from the airport?
Unfortunately, we don’t offer airport pick-up services for international students, so you’ll need to make your own travel arrangements to and from the property. However, getting to Brighton is simple - it's only 50 minutes by train from central London. Once you arrive, Promenade Student Living is conveniently located just a 6-minute walk from Brighton train station, making your journey easy and stress-free.
